Avantages
The training, onboarding, migration, and support. Getting started couldn't have been easier thanks to them holding our hand and walking us through the entire process. Switching from appfolio was no easy task, but they made it as quick and painless as possible.
Inconvénients
They don't have every bell and whistle yet, but then again, we never really used them before either. This product is way more intuitive and user friendly since it hasn't been cluttered yet with an endless amount of features that no one uses.

It does almost everything I need. And I love the reports.

It does not have Guam 🇬🇺 included in its locations and any relative information.

Over a year of experience with this new product

A good experience for a new technology. Good customer support as they build out the product.
Avantages
The UI was what we were looking for. We started with task tracking as a priority, but their lease management is good and their tenants portals with the easy set up is terrific.
Inconvénients
Sometimes there are reports we are like that they do not yet offer but they are slowly getting them all there. Sometimes how they associate things takes awhile to get comfortable with.

No Training on the program

I called to get help on the program was not working properly. They told me I had to upgrade the account. In order to help me. Then he wrote back and told me he hasn’t heard from me and he was going to close out my account after they have already collected the money! Don’t use [SENSITIVE CONTENT]!
I have never been treated so rude from this company. I always used [SENSITIVE CONTENT] and he was always very helpful!
Avantages
The product was easy to use when it worked right kept all the information together that was needed
If it would keep the numbers correct it would have been a great program. It does not work for me. They need more training on the program and better communication.

The software did not keep the records correct and you could not delete anything unless you call someone.

This is clearly a fake review and we have submitted a ticket with Gartner to remove it. We always offer unlimited free support and training to anyone regardless of what plan they're on, even if they're not a paying member yet. Why would we tell a paying customer we are going to close their account if they are paying us? Nothing makes sense in this review for a reason, because it's not real.

Happy enough for now, it works

Avantages
Saves us money versus quickbooks with payment processing fees. Has some more property management features than quickbooks.
Inconvénients
Not the easiest to learn/onboard, has recquired hours of additional sessions with customer support staff. Lack of forecasting and tracking is disappointing, also the lack of interest in pertinent feedback suggestions/requests been upsetting when we know these will continue to be issues moving forward.

I Love it!

Since I have been using DoorLoop it has saved me time and time is most important to me when working for two companies. It has been such a help and I love that DoorLoop automatically generates tenant Rent's without me having to enter them manually.
Avantages
It is easy to use once you go through the training. It's accurate, time saving and well worth software. You won't be disappointed.
Inconvénients
The training can be very long with learning certain things and there are a lot of tabs to click in order to get to something.

Honest review of DoorLoop

Overall my experience with DoorLoop has been positive in the short time I have used it. I currently own a multi-family home and live in one of the units. In the near future, I will be moving out and I will continue to use DoorLoop to manage my units. My hope is that it continues to make my job easier. I do appreciate not having to do many things manually myself, for example: "sending reminders to tenants that rent is due", "sending tenants receipts after payments", "the ability to process payments digitally", and "the ability for my tenants to submit maintenance requests online / attach pictures".
Avantages
I really appreciate the automation of DoorLoop from the automatic reminders that tenants receive when rent is due to the automatic receipts that get sent to them when they successfully make a payment. I also appreciate the flexibility to track leases in the system and the ability to view a dashboard in regard to how long a tenant may have in their lease which allows me to be proactive.
Inconvénients
I was a little disappointed that a few features were not available to me unless I subscribed to a higher level of service. Specifically "announcements" where you can push a message to your tenants to keep them informed. As a new landlord that does not have too many units to manage, I find it a bit silly to subscribe to a much more expensive level of service just to get that "one" feature.

Avantages
Having a mixed portfolio of affordable, multifamily, single family, Co-Living, this is the only product for us. User friendly and handles all of our needs from rent collections, adding assets, maintenance, applications with credit/background, accounting, vendor relations, payments. We wouldn't use any other product.
Inconvénients
Not perfectly easy to mark invoices paid and remove them from 'owed'.

The best parts of Gmail and Quickbooks Combined

So far I have been extremely satisfied and my experience seems to only be getting better and better. The support has made the clunky transition between PM software way less daunting.
Avantages
I was drawn in by the aesthetic and features of the platform, captivated by the intuitive, simple, and effective features, and wow'ed by the above and beyond customer service.
I was previously using quickbooks and it was a little clunky and relative overkill for what we needed out of our accounting software. This simplified the process while consolidating the management side of what we needed. Having multiple properties across multiple LLCs manageable from one screen is already a big time saver.
Inconvénients
Most of the features that are missing are currently being added. One things I would be interested in seeing is a way to pull information from receipts to auto populate into bill pay fields (though, I realized this is a feature that is a bit more complicated to add). The fact that you can attach photos and documents to each bill satisfies that for me.

We Love DoorLoop!

Everything that is important to us is integrated in DoorLoop and their customer service has been fantastic to get us up and running quickly.
Avantages
We fired our property manager and looked for the best software solution for managing our properties. I had a long checklist because we had used Appfolio in the past… DoorLoop was the stand out best solution! It has all the functions of pricey management software at an affordable price and the customer service cannot be beat!
Inconvénients
We are still learning the software and have not used all of the integrated functions yet. No complaints!

Great Software

Customer service has been amazing. They are always willing to jump on a call and fix your problem. Software is great but the customer support is even better.

It is super powerful while also being simple to use.
Inconvénients
I think front end websites are coming. That would be great. Also a few more options to track where a unit is in the lease process (ex, rented, vacant, under construction, notice, delinquent, eviction.) These would help us keep track of where units are in the process.

The Customer Service!

I cannot rave enough about the customer service through door loop. A honestly make you feel like you are their only client Go above and beyond any time I need their assistance.

DoorLoop has provided a peace of mind and ease of stress for our company operations.
Avantages
First and foremost, DoorLoop's Customer Support Specialists are EXTREMELY knowledgeable regarding their program; especially [SENSITIVE CONTENT]. We were on a time crunch and assumed we would not be able to launch DoorLoop by our deadline, but [SENSITIVE CONTENT] came to the rescue and made the entire process seamless. In addition, the program is user-friendly and easy to navigate.
Inconvénients
The only suggestion I would make is to possibly title the onboarding excel spreadsheet category "Address" to "Property", since this is what it is referred to in the actual program.

Automated my business and portfolio

Avantages
The main reason we chose Doorloop is because we were spending too much time manually creating leases and renewals in microsoft word. Our staff was getting bogged down and couldn't keep up with the work so we urgently needed a program to help us automate as much as possible. Now we've setup templates and workflows to automate our leasing process, from sorting through our prospective tenants, to sending online calendars to schedule walkthroughs, to screening tenants, to renters insurance, and more. It's saved us a considerable amount of time so far.
Inconvénients
Not every single thing is able to be automated yet, but I put in some suggestions and it seems like it's moving in the right direction. Like everything else, setup takes a bit of time, but after it's all done, we are saving much more time and getting more work done with the same amount of staff.

Love DoorLoop, the program and the people! They help you with onboarding and continued questions or concerns and are very responsive.
Avantages
Like I said in the title, the system is very user friendly and hard to mess up because it almost does it for you. Love the new feature when taking payment, it has the option to do an automatic deposit for you!
Inconvénients
Reports dont always add up on the bottom compared to what you are looking at in the report.

Amazing and Simple

It’s just 100% positive. What else can I say? I can honestly say I have never in my life said that about a piece of software or a commercial product. The combination of thoughtful product development that can be customized to your specific needs, and the level of support from live people is so refreshing I. This age of AI and automated everything often makes getting help a challenge and takes great chunks of time. Not with this product!
Avantages
The support team from Doorloop is the very best in the business. They are always there, even when they are closed! I am impressed beyond words at how fast, friendly and smart they are. If you are working on an issue at 10 at night, you will have help by the next morning. If you wish you could do something beyond the software’s capacity, they will review the thought and if feasible the programmers get on it, and you’ve got it. They help correct your mistakes too, so the boss doesn’t see your stupidity!
Inconvénients
Sometimes I get confused about where a certain feature can be found and I have to mess around. I think that is me, not the program. Some features I use more than others so it is just from a learning curve.

We have loved using this software and plan to continue to use it.

It is very user-friendly and flows nicely. It allows we to visualize all aspects of our business in a cohesive way and helps me to stay organized and keep track of our expenses.
Inconvénients
I wish there weren't different tiered brackets with higher associated fees. Even the basic plan is a bit much for our budget and we don't get access to phone support and additional features.

Makes your company organized

Avantages
Doorloop forces you to stay organized. As property managers, there isn't enough time in the day to get everything done or get back to prospects or active tenants that have questions or maintenance requests. When we needed to find any document, lease agreement, contract, or anything in general, it would take forever to comb through our emails, digital and paper files, even though we were already scanning everything into our Dropbox. We still can everything, but now we put it directly into Doorloop so it's searchable in one click and we can see everything based on each property, unit, or tenant. It sounds silly, but the search button on the top left of the program is probably one of our most heavily used features. We're able to find any document, lease, tenant, or task instantly. For all the property managers out there reading this: if youre like me and know you could be more organized, give doorloop or any of the other programs a try. Anything is better than nothing, trust me.

Property Management Game Changer!

My overall experience has been great with DoorLoop! This has allowed me to save money by not having to hire a full time property manager to manage my rentals for me and DoorLoop has made property management easy and convenient for both owners and tenants.
Avantages
What I love the most about this software is being able to bring my property management into the 21st century without needing to hire a property manager! I love being able to add all my expenses and income into the software to make printing financial reports a breeze (and my CPA will thank me too!). It's also great to be able to scan documents into the line item so that I'm not having to keep stacks of files and paperwork in my office file cabinet. My tenants can pay rent online through their tenant portals, send me messages when something needs maintenance, and sign paperwork. I can set up rent reminders to send to my tenants before rent is due and automatically charge late fees for rent without having to even remember to do it!
Inconvénients
There aren't many things that I don't like about the software, honestly. The one thing I wasn't crazy about was the default names of my operating accounts; however, DoorLoop support showed me how to change the names to something that made more sense to me. It took less than a minute and was super easy!

Fast customer service

Can’t say enough great things about their software and support.
Avantages
This software has the best customer service than any other PMS I’ve worked with. I’ve used Yardi, AppFolio, and Buildium in previous companies, and I never had a great experience when I needed help. Sure, they would answer my questions, but it could take anywhere from a few hours to days. With doorloop, it’s not unusual to get an answer within minutes. These are also American English speaking reps that are in the same timezone as us. Even though they don’t offer support on weekends, they still respond to my tickets if it’s important.
Inconvénients
Although it’s a good security feature, I don’t want to always have to login with a code sent to my phone. I wish the industry in general came up with an easier method (webcam face recognition?).

Phenomenal software. Amazing customer service.

Avantages
Where to begin... The customer service is beyond amazing. They really take time to answer all of your questions (which given how easy the software is to use, I really didn't have many). But they also check in to see how I am doing/liking the software (loving it!). Frankly, it's one of the only companies that makes me feel like they actually appreciate my business.
Also, using the software on the go (on my phone and iPad), could not be easier. Plus all of the same features I use via my computer are also available when I use it on the go.
Finally, DoorLoop's software is clearly comprehensive, but still it looks and feels aesthetically beautiful and is super-fast. It seems like they already know what I am going to do next, that's how quickly pages load up.
Inconvénients
If only their "notes" section allowed me to put in more characters. However, given my experience with their customer service, I called and told them this. Not only did they take my suggestion seriously, but they also told me that they would pass the request along to their development team to get that change on the schedule.
