Avantages
The transition to Yardi Breeze was so smooth. We were able to start using right away.
Inconvénients
There were some reports that we were used to using that are not in Breeze. Also, having to add all the CAM Charges was a little hassle.

We decided to switch because how easy the program was. Also, we love that it is cloud based and everything is real time. We love the fact that we can have as many users as we want. Overall, our team loved using Yardi. It was the software we used from when we first opened and helped us lease the entire community within the span of 12-14 months. Besides the few cons listed above, the pros definitely outweighs it. I'd suggest giving Yardi a shot if you've never used it before.
Avantages
Our team loved using Yardi for our lease up which was about 250 units in total. I loved how user-friendly and easy it was when it came to adding in new prospect information and also sending out marketing information to them via the software. It doesn't take very long and saved me a ton of time when it came to outbound marketing. I also loved how it typically doesn't lag out on me when I'm pulling up current and past resident information. I've worked at a property before where residents would get upset, because I wasn't able to provide them with the information they needed fast enough as the system we had would freeze all the time.
Inconvénients
There are quite a few pop-up notifications that can occur and can be irritating at times when entering in new information. I wish there was a way to disable them or pick which notifications I'd like to pop up. There are certain fields that need to be filled in that are sometimes unnecessary. This can also slow down productivity when trying to provide prospects with the best service possible.

Not many pros to say about this system. The ability to switch between properties is probably the best feature
Inconvénients
Too many cons to list but to say the least Breeze is very buggy. It’s always asking me which property I’m selecting when I try to find a tenant or get work done. Changing street rate when customer comes in is a tedious task. Taking payments and understanding the whole payment process is the most confusing concept with Breeze for most managers.

I'm sorry to say I'm not a fan due to illogical and user-unfriendly, albeit, mandatory features. For the most part chat is helpful, but many times, the problem needed to be taken off-line or required a "packet" to correct. Several (extremely important/critical to me) requests that were submitted via feedback and the fixes were deemed unimportant and unnecessary. Lastly, oftentimes, I'm given "fix" that tells me a different location to find the information (not helpful) that does not fix what I'm asking - an option to print g/l information (that appears on the screen) when I print a receipt (the g/l information is omitted).
Avantages
Search features that include email field is wonderful.
Inconvénients
Poor accounting and ease of use features (or the integrity of the account features). Inability to print g/l information on a receipt (as it appears on the screen), footprint of prepaid causes omission of (critical) charge date (Case 12477845) and processing RentCafe payments accounted for on the tenant screen, but not on the ledger (two different balance due amounts for the same tenant), inability to see any amount prepaid at any other place besides the cash receipt screen, date driven sensitivity is to high, required use of move-in button that does not allow an edit of all fields (rent and deposit amount).

The overall experience since day 1 of using this product has been ABSOULTELY TERRIBLE. At this point my team and I are extremely exhausted. We were very hopeful when signing that this would automate some tasks and make the multi-family side of our business much easier to maintain. However, it has been the complete opposite. Processes that were simple in previous software have become much more time consuming and inefficient. I truly believe this is an immature software and should not have been released to the public yet. Steer clear, people. Go with something else.
Avantages
Breeze seems to have a nice "look" and is more user friendly to navigate. There are multiple ways to get to certain screens.
Inconvénients
The accounting on this software is not efficient. We've ran into so many issues and nobody seems to have an answer for basic features that this software is lacking. During the sales process, we were ensured this was THE BEST software on the market for Multi-Family managers. However, Breeze does not even allow owner draws to be sent Via EFT over $25,000. We have multiple multi-family properties whose draw is consistently double or triple that amount. Breeze does NOT function in multiple tabs or windows. If we are in the middle of a process but need to go double check a number, we have to exit and start all over once verifying. Breeze also lacks the ability to split late fees or application fees with the properties, which both of the other software's we have used were capable of doing. Receipts posted in a batch do NOT post to tenants ledgers until the batch is posted, meaning we either have to have a ton of batches per day or a tenant who pays in the morning does not get that to show on their ledger until the batch is posted at the end of the day. There is no tenant credit button. If you want to issue tenant credits, you have to enter a negative charge - but the kick is that negative charges do NOT automatically apply. Meaning, each month once charges are posted you have to go search for those negative charges and manually apply them. That's IF your monthly charges post automatically. We've had two consecutive months of our automated tasks not working.

Yardi is a one stop shop for my small town businesses needs. Everything we need to reference regarding a tenant, property or investor is all at our fingertips. No more sifting through paperwork or files!
Inconvénients
We need an all inclusive app for all users. The web based site is not user friendly when I am out in the field.

Overall, it has been a .. BREEZE. We had a rough start with communication at the very beginning but that also is because we do not have a management team to help set up our account. We do everything in house so our understanding level of the accounting was a little more difficult but all of the customer support we had was amazing. Quick responses, professional (even when there was frustration), the team who helped us with our website and lease documents, AMAZING. We still reach out to them now when we need assistance and they are VERY quick to respond and help.
Avantages
It's so simple! I have worked with a lot of Yardi software's, and this one by far is the easiest and most user friendly. Yardi Breeze is great for smaller communities as well. We are a lease up of 222 units and were using QuickBooks (privately owned company) and it did NOT make sense. This software, was affordable for our owners but also made our lives in the office so much easier!
Inconvénients
The lease contract execution with Rent Cafe' could be more user friendly. If you have an applicant apply in person, you cannot send their lease through Rent Cafe' because it won't sync. Also, whenever you have an applicant with a roommate, if the roommate decides to not move in or if you send the lease and need to edit some things, you can't reset the lease. You have to cancel the applicant and start over. This causes discrepancies with reports showing cancels when you actually did not have a canceled app.

I love being able to quickly post all accounting elements. Again, as one gets comfortable with all the functionality, it is so efficient. I also love how being on the cloud, allows one to share the files with CPAs or Lease Administrators etc. I have hardly had to travel to any professional's offices on most accounting issues pertaining my company.
Avantages
The Accounting Software for my company has been crucial. There were many parts with which to get acquainted but with the constant assistance of the Chat Widget it was incredibly incremental and learning was continual. It is like anything else one wants to master. Ten thousand dedicated hours will get you to Breeze through Breeze ;-).
Inconvénients
There were a few glitches. I encountered one with the Receivables where I could not see them and had to manually post unable to use the Future Monthly Charges. The team was diligent in solving the issue.
It was a bit intimidating to think that the data would be deleted.

I'm personally on the financial side of the company but have many years in Operations as well. Breeze has been perfect for our growing company. We have been able to efficiently run reports and maintain our properties on a daily basis. Our teams were able to learn the software easily as well.
Avantages
Most of us at the company had previously used Yardi Voyager. As our company is still growing, Yardi Breeze Premier was a great point for us to start. There are many similarities to Voyager, so it was very easy to pick up. It had been some time since I had set up a property, but it was extremely easy in Breeze. The Help Center is amazing and videos are extremely helpful as well. Highly recommend!
Inconvénients
There are some items that are not a part of Yardi Breeze that are in Voyager. This did not hinder us from being to complete what we needed, just added a few extra steps. Overall though the cons are extremely minimal.

A great addition to the Yardi lineup for Small to mid-sized real estate clients. Great implementation group and excellent customer service. Highly recommend this product to our clients.

Some features can go too far in-depth for some clients, but overall the best structure in an accounting program on the market.

Again, we are in set up, but everything has been very smooth so far. I really appreciate the helpful customer service.
Avantages
We are still in the set up phase, however there are several positives I can already share about Yardi. The price is excellent - middle of the road or lower compared to other, similar software. The customer service has also been top notch. It is very clear that Yardi values and listens to customer input. So far, set up has been relatively easy. The help center is a fantastic resource.
Inconvénients
So far, I have not had any major issues. I'm sure we will learn as we go, though.

I have used Entrata for years, and they are in the Beta phase of rolling out an affordable housing option. However, their prices are much higher than Yardi, and with the product being new their team seemed to lack Yardi's experience with affordable products. Avantages
The ability to have a corporate website that integrates with this software allows us to update our available units for advertising in one place. It also allows us to also easily collect and retain prospect information in one place. The chat feature is great to contact support when required.
Inconvénients
The feature I am missing most in this software is the ability to pay vendors through the online payments option. It would also be great is this version of Yardi had the ability to be compatible with The Lift System for additional advertising requirements.

Great, if you love accounting features.
Inconvénients
If you're not using this think daily or have a person specifically using this software you'll get lost. Help is free up to a point and then they charge.
Each service reps has a different way of maneuvering the software so it's even more confusing. They'll undone what the last rep did.
Online help doesn't match up to current version so that's no help.

Frustrating. Some fixes can be easy yet they don't get done. We came from Yardi so easier to stay but frustrating on a daily basis. If I could find another program I would change.

The fact that we had Yardi before and our data came over. The fact that it's web based and we can access anywhere.
Inconvénients
There are so many things!!! If you go to a Tenant's ledger you cannot easily send them email. If you paid a check and want to change the notes you can't. Hard to enter Tenant's addresses. The program goes down an awful lot, it's down as we speak and was having issus for the last 2 days. If you have a payable to one vendor and it's from 3 properties and you pay 2 out of 3 you cannot pay the last one. You need to delete the entire payable to ake out that one. If you delete a check the check number is deleted as well. So when doing a bank rec you don't know what happened to that check number. We cannot use the "apply pre-payments button' because breeze chooses what to pay instead of us. You cannot just print a report everything must be put into PDF first, what a waste of key strokes! Formatting checks, why can't there be a format for all checks?? You have to do each bank account individually! If you want to print a Tenant ledger and you choose "add additional occupants" the letter is addressed to "The occupants of" How unprofessional is that!!! Why can't it list the names. This seems to me to be an easy fix, yet you don't fix it. Why can't you show the Tenant's rent on their main screen you have to make another key stoke to go to the ledger to find out there rent. Shall I go on???

Avantages
We converted from Gen2 version to Breeze and it's so much easier to use. Navigating the software is user-friendly and makes sense. It's so easy to scan rent payments on my phone for deposit and much quicker. Love that I can attach invoices to my payables so it's easy to look up later.

The chat feature on the system isn't actually available very often. Most the times when I click on it, it say it's unavailable and then you have to email. It usually takes a day to get an answer back via email.

It's great to hear the Gen2 to Breeze upgrade went exactly as planned. We have been switching users over for exactly the reasons you state. The live chat service should be available during most working hours, but in the event that it's not, your question will go to email. I'm not sure if it's just bad timing that you're getting the chat less frequently, but we are actively growing our support team to better accommodate everyone who needs assistance. One of the worst experiences I have every had with any company. We had onboarding specialist who would not help. After telling our salesman we wanted someone else multiple times they still insisted on this person being on our calls. We never got our site up and running. Many things were told to us that never happened. It took days to get tech support to help fix any issues we had. They were very rude to talk to. When I called to ask my salesman to let me know if our contract had expired. He cussed the company and apologized. Most unprofessional call I have ever been on. This was the longest 2-3 years of my life. Glad we finally left.
Avantages
It is a very powerful software that requires multiple full time people to keep the system running.
Inconvénients
Too confusing to use. It is so complex and complicated that it is hard to figure out what all is going on. You have to make sure all the property info is correct or it will mess everything up. We had many units not get billed because the tenant went month to month, so the system quit billing. We had to go though all of our units and change the billing data to 2099. This is one of the many issues we had.

My company had the worst experience onboarding our properties to Yardi and getting everything up and running. Our Yardi support staff might as well have been nonexistent during this onboarding process. After onboarding, we found issue after issue with many aspects of the software. Just the other day, the system was down for a whole DAY for most of our staff. Auto charges are not automated. Once an invoice has been rejected, it is unable to be deleted (I guess it just sits in the system until the end of time?). When entering data into data entry boxes (such as properties/charge codes/GL accounts/etc.), a lot of times nothing pops up like it should when you start typing and you end up having to manually scroll through dozens and dozens of items to find the one you are looking for. Overall, this software did not meet our expectations and has been extremely disappointing to us all.
Avantages
The live training webinars are informative and helpful. The layout is pleasing to the eye.
Inconvénients
There are a LOT of bugs that need to be fixed. Customer service is poor.

Great software

Avantages
I started with Yardi Breeze with two properties under management. I have been growing over the past year and a half and I am glad to have started with Breeze. The software has been easy to accommodate the new addition of properties and growth. The new features added are always a welcome addition. I run a paperless company and Breeze makes it all possible.
Inconvénients
Like any new property manager learning a software, there was a learning curve on the accounting side. With time it has become easier to understand.
